2024 State Election and Ballot Review
The 2024 U.S. election has ended with President-elect Donald Trump returning to the White House and Republicans securing majorities in both legislative chambers on Capitol Hill. The national media may be focused on the consequences for the balance of power in Washington, D.C., but it’s important to look at the down-ballot races for state and local offices and ballot initiatives that impact the commercial real estate industry.
State Legislative Elections Affect Policy Outcomes
U.S. citizens will go to the polls on Nov. 5 to cast their votes in the 2024 election at each level of government. The outcome of this election may have an impact on the policies affecting commercial real estate, the economy, communities and families. At the state level, 44 states will hold elections for representatives within their state legislature. The significance of the outcomes of these state elections cannot be overlooked in setting policy for CRE.
NAIOP Hosts Mountain West Regional Summit
NAIOP hosted a regional summit last week in Salt Lake City for members from our Mountain West chapters to discuss the major challenges facing commercial real estate in the region. The summit provided members from Arizona, Colorado, Idaho, Nevada, New Mexico and Utah with an opportunity to have substantive and engaging discussions on major trends and other topics of importance to the industry.
New Jersey Adopts Self-certification Program to Advance Development
A new self-certification program within New Jersey’s Department of Community Affairs will bring important reforms and consistencies to local permitting processes that will spur commercial and residential development throughout the state. NAIOP New Jersey was actively engaged in moving the bill establishing this program through the legislative process.
NAIOP of North Carolina Advocate for CRE with Lawmakers
Members from the three NAIOP chapters in North Carolina traveled to Raleigh last week for their legislative advocacy day within the state capitol. The two-day event provided an important opportunity for attendees to collaborate on the issues facing commercial real estate and advance the industry’s interests with state lawmakers.
Western States Take Up Permit Reform
Local permitting processes vary and too often become unnecessarily delayed. Because of this, NAIOP chapters across the U.S. are using Georgia’s legislation as a template in advocating for reforms that bring predictability,  consistency and transparency to the local permitting processes within their respective states.
States are at the Forefront of Transportation Electrification Infrastructure
During NAIOP’s Chapter Leadership and Legislative Retreat this week in Washington, D.C., chapter leaders and staff attended a session that recognized the leading role of state governments in establishing a national network of public EV charging stations following the passage of the bipartisan Infrastructure Investment and Jobs Act of 2021.
State Elections Are Important to Commercial Development
The political battle over the presidency and the control of both chambers on Capitol Hill is expected to garner most of the attention of the national media this year. While the outcome of these campaigns will have significant implications on policy debates at the national level, they should not overshadow or minimize the important political races for control of state legislatures and gubernatorial offices across the country. The outcome of these more-grassroots races in comparison to control of state capitols may be more reflective of the policies of importance to the American people.
NAIOP Hosts Texas State Summit
NAIOP hosted a Texas summit meeting in Dallas last week for members of our Austin, Houston, and North Texas chapters to discuss the major issues facing the industry in the state. The summit provided members with the opportunity to engage in discussions on major trends and topics of importance to NAIOP and the commercial real estate industry.
