Southern Nevada is not typically known as a cold – or even cool – place. But a new multitemp facility in Henderson, Nevada, will provide cold storage that reaches as low as negative 10 degrees Fahrenheit.
Attendees of NAIOP’s I.CON Cold Storage in Las Vegas had the opportunity to take an exclusive tour of Martin Brower’s 175,000-square-foot development currently under construction, expected to be completed by year-end and operational at the beginning of 2025. Reyes Holdings hosted the project tour with project leaders from design-build partners ESI Group and R&O Construction.
The building includes 82,113 square feet of dry storage and dry dock; 77,817 square feet of cooler, freezer and cold dock; 976 square feet of receiving/shipping office; and 12,322 square feet of office space. It was established under a unique joint-venture structure with neighboring company Turano Baking Company, which owns the land and will lease it back to Reyes Holdings.
Also adjacent to the site is the Los Angeles Raiders Intermountain Health Performance Center, the NFL team’s practice facility. The Raiders didn’t mind a new neighbor, tour guides said; their primary concern was making sure that no one was able to see into the practice field from the multitemp building (not an issue, they were relieved to find out).
Martin Brower holds the title of the largest worldwide distributor for McDonald’s, so it’s fitting that this facility will service the fast-food giant in the Southern Nevada region. The warehouse features three different sections, which will be kept ambient (around 80 degrees), 34 degrees and negative 10 degrees, able to encompass the varying needs of dry packaging, cool produce and frozen goods.
Trucking needs have been carefully considered in the design and construction of the facility. Martin Brower has the sixth-largest private fleet in the U.S. and has its own service center for the fleet at this site. EV charging is also being installed, part of the company’s forward-thinking approach to environmental and power concerns.
Another move to be environmentally friendly was employing a CO2 refrigeration system, which is known for energy efficiency along with lower operating costs than traditional systems.
To tackle the labor side, Martin Brower places a strong emphasis on employee wellbeing and amenities. The building will feature locker rooms, a prayer/worship room, a break room, bike storage, an outdoor patio with a sun shade and grill, and more. While the building is intended to operate around the clock, the site will be restricted at night with security access.
Working with any local county or city government on a development project will always require regular – and early – communication, and the City of Henderson is no exception. The city required special considerations for the site such as no chain link fences, not one but two types of bike storage, and that certain colors be used in exterior design.
Globally, the cold storage market is valued at $190.24 billion in 2024 and projected to grow at a compound annual growth rate of 17% through 2029, according to Research and Markets. So while the Henderson multitemp warehouse is one of the latest to be developed in the Southern Nevada market, as demand continues to grow for these specialized facilities, it will certainly not be the last.
